Mockingbird Station Named “Best New Multifamily (Urban)” Development Design by D CEO Magazine
Three other DART developments honored as finalists

DALLAS, April 1, 2026 —Mockingbird Station, a project between Dallas Area Rapid Transit (DART), Trammell Crow Company, and the City of Dallas, was honored as a winner of D CEO’s 2026 Commercial Real Estate Awards “Best New Multifamily (Urban)” development.  

The project, which broke ground in January 2026, will convert what was formerly 16 acres of DART-owned surface-level parking to multi-family development, a 500-space underground parking garage for DART customers, and future office and hotel phases. 

The new development, expected to open in late 2027, adds to existing transit-oriented development (TOD) at Mockingbird Station and connects walkable residential, commercial, and retail areas in North Dallas with the rest of the North Texas region through proximity to public transportation. 

A UNT study published in 2025 showed that transit-oriented development (TOD) was responsible for an $18.1 billion direct economic impact on North Texas, including $1 billion within the past two years. Additionally, rent premiums in TOD areas are 10% higher for residential and 12.6% higher for commercial properties when compared to units more than a half mile from rail stations. 

“We are proud to be recognized by D CEO for our collaborative transit-oriented developments, which add tremendous capacity to meet the population boom expected in North Texas,” said Nadine Lee, DART President & CEO. “The value of TOD – in terms of both economics and quality of life for the people who live in these communities – is self-evident. Study after study shows that when housing, retail, and transit are intentionally co-mingled, communities thrive.” 

Three other DART TOD projects, including Buckner Station in Dallas, Trinity Mills Station in Carrollton, and Addison Junction in Addison, were honored as finalists by D CEO.
