Dallas Area Rapid Transit (DART) is partnering with the City of Dallas and developer Palladium USA on a multi-family, mixed-income housing project located adjacent to Buckner Station along the Green Line. The Palladium at Buckner Station transit-oriented development (TOD) will transform a large portion of an existing DART parking lot into 304 one-, two-, and three-bedroom apartments.
DART will retain approximately 5.5 acres of the property, which will house the light rail platform, bus bays, and 125 parking spots (108 during construction) for transit users. Palladium at Buckner Station is one of several TOD projects on DART-owned properties the agency is working to develop in partnership with its member cities to support economic development within the DART service area and increase DART ridership.
“We are thrilled to partner with Palladium and the City of Dallas to advance this important transit-oriented development project converting underutilized parking at DART’s Buckner Station into urgently needed mixed-income housing,” said Caitlin Holland, DART vice president of real estate and economic development. “This is a significant step toward building more connected, sustainable communities within DART’s service area where people can live, work, and thrive with access to efficient public transportation.”
Bus Service Impact
Bus service to Buckner Station will be impacted beginning in early August due to construction activities at the site. With heavy machinery coming into and out of the area, DART will adjust its bus service from August to October 2025 to ensure passengers maintain safe connection points and arrive at their destinations.
Buses will operate on a normal schedule, with the Buckner Station bus bays moving parallel to the parking lot just west of the intersection of Elam and Roland Avenue. For Route 15, the Buckner at Elam St. N-NS bus stop (Stop ID 18113) will be temporarily relocated directly across the street to a position on Elam St. The bus shelter will remain at the permanent stop and display signage directing riders to the temporary stop.
The Buckner at US-175 N-FS bus stop (Stop ID 32252), which serves Route 38, will be temporarily closed. Riders are encouraged to use the stops within walking distance of Buckner Station—Trinity at OklaUnion E-FS (Stop ID 32250) and Buckner at US-175 NS-S (Stop ID 34141)—which will not be affected by the construction.
“While we are excited to get this project underway, we are committed to getting our passengers where they need to go safely and efficiently. We appreciate everyone’s patience and understanding with the temporary disruption of service, knowing that the entire Pleasant Grove area will benefit once this TOD is completed,” said Trey Walker, DART Vice President of Capital Programs.
DART will have concierges stationed at the impacted bus stops to guide riders to the correct stops and assist with connections during the first week of construction.
Area “truly needs” this development
Once completed, 80 percent of the 304 units at Palladium at Buckner Station will be leased at or below 60 percent of the area’s median income. Planned amenities for residents include a clubhouse with a community room, a fitness center, a swimming pool with a courtyard and outdoor grilling area, a playground, a dog park, and a sports court.
The site plan, which is being supported by $14.5 million in incentives backed by the City of Dallas, also includes two residential parking garages with 350 parking spaces and a promenade that provides direct pedestrian access to Buckner Station. The project is expected to be completed by the end of 2027.
“This development directly addresses the city’s urgent need for high-quality affordable housing and has the potential to catalyze meaningful economic development and revitalization in a community that truly needs it,” said Dallas City Council member Jaime Resendez, who represents District 5, where the project resides.
Transit Connectivity Remains
Once construction is completed, Palladium at Buckner Station residents will have ample options to connect to business and entertainment hubs with bus and light rail service. Buses will provide access to multiple stops throughout southern Dallas, and DART’s Green Line rail service will transport riders to Fair Park, Deep Ellum, downtown Dallas, and the SMU/Mockingbird Station, all under 45 minutes.
