Current Projects

DART is focused on advancing various capital programs to better the existing transit system for riders and the cities they connect to daily. Transit-oriented development (TOD) is at the top of that list as it can quickly change the complexion of an area around a rail station or bus transit center, bettering the community and increasing access to public transit in the process.

Overview

Transit-oriented development (TOD) is a priority for DART now, and into the future, as past economic studies have shown it to be monetary engine that drives tax and rent revenue. This influx of additional capital spurs growth with retail, housing and employment centers sprouting around transit facilities. In short, TOD helps cities transform parts of their community into new areas of activity where people can live, work and play with easier access to public transportation.

DART has four current TOD projects under construction or about to start construction, with each named a finalist in D CEO’s 2026 Commercial Real Estate Awards. These include: 

Mockingbird Station - Dallas

A mixed-use development including two multifamily communities, an office tower, a hotel, and a 500-space underground DART parking lot. The project broke ground in January 2026 and will replace approximately 11 acres of DART-owned land currently used for parking.

A new public plaza and sidewalks will connect DART transit services (light rail, bus, SMU shuttle) to the newly constructed development and the existing surrounding community. The first phase of this development – in partnership with Trammell Crow Company - is expected to be finished in 2027.

Buckner Station - Dallas

A partnership between DART, the City of Dallas, and developer Palladium USA, the project is a $107 million, 300-plus unit mixed-income apartment community with numerous amenities (swimming pool, fitness center, dog park) and two parking garages with 350 spaces for residents.

Built on the site of a former DART parking lot, Buckner Station’s promenade will provide residents with direct access to DART transit services (light rail, bus, GoLink, paratransit) and access to Fair Park, Deep Ellum or Downtown Dallas in under 45 minutes. Construction began August 2025 and leasing is expected to begin before the end of 2026.

Addison Junction - Addison

A planned $240 million mixed-use development to be built on Addison- and DART-owned land surrounding the Addison Silver Line Station, the project will begin construction in late 2026. The project will tie-in the DART rail station to existing development around Addison Circle Park and the Cotton Belt Regional Trail, which is expected to open in early 2027.

Addison Junction, a partnership between the Town of Addison, DART, and Quadrant Investment Partners, will include office and retail space, a hotel, a food hall/beer garden, public plazas and The Hangar, an aviation-inspired special events and entertainment venue.

Trinity Mills - Carrollton

 

The first phase of the project is complete with EVIVA Trinity Mills, a five-story, mixed-use development with a blend of residential and retail/restaurant spaces, completed in 2025. DART and the City of Carrollton partnered with developer Integral to turn the site of a former big box home improvement store and former DART Bus Transfer Center into an apartment community and public esplanade park.

The entire project is estimated to total $1 billion and will utilize 26 acres of Carrollton- and DART-owned land to include future office space, additional retail and residential spaces, and a planned hotel with direct access to DART Transit (Rail, Bus, GoLink and Paratransit) as well as a connection point into Denton County via DCTA A-Train.
